Update: 10/26/2024
While replacing the backup batteries in the barrier arms today, and doing some cable management, Doug C. noticed that the right, outbound swing gate motor was still running after the gate was fully open. The gate was hitting the mulch bed and the motor kept running causing the belt to slip and potential damage to the motor itself. Because of this we had to manually open the swing gates and leave them open. The barrier arms are still down for outbound traffic onto Legends.
To give a little detail, there's a microswitch that is supposed to stop the motor when the gate is fully open. After a little troubleshooting we determined that this component was failing. We have contacted TEM and asked them to bring a new switch when they come and complete the programming for the RFID Reader next week.
Update: 10/24/2024
Since the lightening strike (see attached pictures if you haven't seen the damage at the back gate) we have replaced almost every piece of electronics and most of the cables supporting the back gates. Earlier this week we completed the maintenance tasks listed in the 10/18 update and we were able to finally open and close the barriers and swing gates electronically, using the manual override button. This weekend we plan to replace the battery backups and the cables connecting them to the main system.
We are now waiting for TEM to return to configure the new RFID reader, that was installed 2 weeks ago, so the gate operation can be fully tested and closed. We will keep you updated as to when this will occur.
Update: 10/18/2024
Links/Legends Gates
Although the issues haven't been fully resolved yet, we have been busy, working with our partners, to fix all the Links/Legends gate issues, after the lightening strike. The BCTA Board has received the insurance claim check and in the last couple of weeks we have:
Replaced the Gate Access Control Module
Configured and reloaded the local RFID User database
Replaced the Gate Loop Detector
Replaced the underground cable between the RFID Reader and the Control Panel
Replaced the RFID Reader
Replaced the Summit Optical Network Terminal (ONT)
Configured and replaced the network router
The Back Gates are nearly ready to be closed again but there are still a couple of jobs to complete to ensure future smooth and reliable operation for our residents. Changing fuses, belts, lubricating chains, etc. will happen this weekend. Once operations have been fully tested the gates will be closed again. Look for future updates coming out next week.
Mandalay 4 Gates
The BTCA Team identified an issue, and Summit has acknowledged the issue, with their Internet equipment at the Mandalay 4 gate. Because good. solid Internet connectivity is critical to allowing access to Visitors and Guests (kiosk operations) the gates have to remain open until this issue is resolved. Summit does not have the part required in stock but we are regularly in contact with them to ensure the issue is resolved as quickly as possible. More to follow on this issue.
Palm Tree Replacement and Wall Repair:
The Clubhouse and Grounds Committee is reviewing quotes for replacement of the palm tree and the repairs needed to the entrance wall on Legends Blvd. Repairs should be completed once quotes and recommendations are approved by the BTCA Board.
