A Welcome Message

Whether you are new to the area or moving across the street, we're glad to have you as part of our community.

​​If you are a new homeowner, you will receive details regarding your membership in the Bella Trae Community Association Homeowners Association soon after transfer of title. This can take some time from the date of closing, so if you have your warranty deed as part of your closing documentation, feel free to bring a copy to the clubhouse, where we can expedite the change in records

As a homeowner in Bella Trae you are now a member of two separate and distinct Homeowners or Condo Associations. The Bella Trae Community Association (BTCA) is an HOA. Depending on which village you live in determines the other. These associations are separate, and you pay dues to each one, so it is good to familiarize yourself with what each one is responsible for. All HOAs and COAs operate under specific provisions in Florida Statute and you are obligated to abide by the terms and conditions of the Governing Documents for each Association in which you live. Every homeowner in Bella Trae is automatically a member of the Association and membership is mandatory. Your community representatives serve on the Board of Directors and they carry a fiduciary responsibility to you and your neighbors. The Board oversees the contracted Management Company, which supports day-to-day operations in the community and helps to ensure that covenants and bylaws are being followed by everyone. Please take the time to review the Governing Documents and Rules & Regulations, including the Architectural Standards and Guidelines, to better understand your responsibilities in our Association(s).
