Gate Project Update

We have seen a higher number of incidents recently with the Barrier Arms being knocked off by vehicles. Management has caught, and is actively pursuing, three (3) vendors for damages. Having bright new lights on the arms and using the CCTV cameras to catch offenders will help. We are committed to protecting our investment as well as not inconveniencing residents.


Next Steps:

  • At the last meeting the BTCA Board approved, and the Change Order has been signed, to replace the old Barrier Arm systems with new at the three (3) remaining entry gates. We have not yet received an ETA on when the new hardware will be delivered.

  • The deposit has been paid to have all the CCTV cameras, on both the entrance and exit sides of all gates, checked, serviced and made fully operational.

  • One of the Swing Gate hinges at the Mandalay 4 entry needs replacement. The repair quote was approved at the last BTCA Board meeting.

  • The vendor recommended we have grease nipples installed on all eighteen (18) Swing Gates to keep the hinges properly lubricated (36 total). The quote was approved at the last BTCA Board meeting. Note: This work will require the black Swing Gates be removed from their hinges

  • A meeting has been scheduled with the vendor for Monday Jan 26th to set dates for all of this work to be completed.


Once the grease nipples are installed and the Swing Gates are replaced on their hinges they will be repainted black (as part of the Perimeter Wall Painting Project).


There is separate funding in the Reserves to replace the CCTV cameras with new, high-definition cameras. We plan to see if this is needed once all the existing ones are operational again.
